Villa CaprarecciaSurrounded by green woods and luxuriant wild vegetation overlooking the mysterious and majestic Lake Trasimeno, in a region abounding with beautiful churches, artworks and monuments in medieval towns and villages, the farmhouse of "Caprareccia" is the ideal place for spending a relaxing holiday and enjoying unforgettable days of pleasure under the gentle Umbrian sun.

In 1726 farmers working on the estate of the Pischiello family built a house upon the ruins of a medieval tower situated on the hills of Passignano. This building on the heights above the fertile valley overlooking Lake Trasimeno is still known by its ancient name of "Caprareccia". More than 40 generations of inhabitants have lived in this ancient building. Originally it was used as a watchtower and then by cattle breeders and olive growers.

"Caprareccia" stands in a beautiful natural setting above Lake Trasimeno. The peaceful atmosphere of this timeless place allows the visitor to relax in idyllic privacy and seclusion.

The Umbria region is situated in the centre of Italy and is the one of the Italian region with no coastline. Often called the Green Heart of Italy, Umbria is a beautiful unspoiled area of countryside with rolling wooded hills, vast grassy meadows covered with flowers, plantations of olives, lakes and deep valleys. The landscape is dotted with many picturesque medieval villages, and the people of the area are known for their distinctive cuisine, friendliness and hospitality. This wonderfully tranquil region offers visitors a clean natural environment to enjoy, as well as the glories of medieval art and architecture and many sites of historical interest. The region is well known for the art and architecture of its hilltop towns and villages including Perugia, Assisi, Orvieto, Spoleto, Gubbio and Todi, and for the legends of its many saints such as St Francis and St Clare of Assisi, St Benedict of Norcia.

Connoisseurs know that nowhere in Italy are the pleasures of country cooking and local wines offered more graciously and generously than in Umbria. Since the region has no access to the sea its people have always relied on the abundance of the land, ever since the time of the ancient Etruscans. Umbrian cooking is simple and wholesome, consisting above all of fresh vegetables and fruit, green olive oil, roast meat, poultry and game, pecorino cheese, black truffles and naturally growing herbs and mushrooms. Umbria has long been renowned for its white wine, thanks to the prominence of Orvieto. But its land is also perfect for growing a multitude of other varieties, white and red such as Sagrantino, Torgiano rosso, Grechetto, Chardonnay. Villa dei Cappuccini 1 & 2 - Passignano sul Lago

Villa dei CappucciniFrom a stupendous hillside perch, Ville dei Cappuccini, two identical villas situated in the hills, enjoy breathtaking wrap-around views of Lake Trasimeno and Passignano sul Lago, and the surrounding hills of Umbria and Tuscany. They are in an extremely peaceful and relaxing position and surrounded by a large park of oak trees and Mediterranean vegetation.

The 2 villas are all at some distance from each other and each has complete privacy, its own gate, its own garden and private parking. At the same time, they offer the perfect setting for groups or families traveling together. There is also a third villa that is occasionally occupied by the owners.

Pool with view of Lake TrasimenoA gorgeous 16x8 mt panoramic swimming pool set on a level above the villa overlooks the exceptional panorama, and has been built in such a way that it appears to merge with the lake water. The pool is shared among the occupants of the villas.

The Ville dei Cappuccini are located at only half mile from Villa San Crispolto and are the perfect location for those who renting our villa need more space such as in case of large parties for weddings. All amenities are at 3km in the village of Passignano, with restaurants, shops, banks, post office etc.

Lake Trasimeno has delightful sandy beaches and it is possible to hire motor & pedal boats, scooters, bikes, windsurf etc. The town of Passignano offers many cafés, restaurants, a lakeside boardwalk and local craft shops. While on the estate, you and your family will enjoy complete privacy and beautiful vistas.

There are ferries to the small islands on the lake.

The villas are identical and both provide accommodations for 8 guests. The villas are comprised as follows:

Villa Rancaglione - Passignano sul Lago

The Pineta - Tuscany/Umbria border regionGeneral Description
All of
Lake Trasimeno , mountains, beach towns, hill towns, pastures, forests, olives groves and vineyards sit quietly at your feet. The views are as varied as they are endless and beautiful. Aside from the birds, a breeze and the tinkling bells of the shepherd's passing flock, all you hear is nothing.

This paradise was also the scene of Rome 's historic defeat at the hands of Hannibal . Swords and arrows from a battle fought 2,222 years ago still surface throughout the area. In a gentler vein, Isola Maggiore, one of the three islands on the lake, gave refuge to St. Francis.

Your refuge is way up high, above it all. In fact, the last few hundred yards of road are steep, narrow and bumpy, just like the way to heaven, and end at Hannibal 's Point.

Of the two stone structures that lord over this peak, Cottage Mandorlo is the first one you see. Its interiors are tasteful and furnished with comfortable pieces and interesting antiques. Five interior steps separate the living area from the two bedrooms, yet each room opens to the terrace at ground level, the ideal spot for a private outdoor meal.

External steps to the rear of the cottage lead up to the owner's small studio where she occasionally comes to paint the ever changing colors of the lake. One of her paintings adorns my bedroom and reminds me each morning of Italy , that beautiful canvas across the sea.

On slightly higher ground, 30 yards behind the cottage and separated by terraced lawn and shrubs, Casa Pineta occupies an independent wing of the owners' villa. Recently restored and loaded with charm, beams, terracotta tiles and exposed brick, Casa Pineta is comfortable and quite spacious. The dining room easily seats 10, just the right number when renting both units.

Like the cottage, Casa Pineta also comes with window screens, a cell phone, a washing machine and a wonderfully panoramic outdoor dining area.

The swimming pool, on a level below both homes, also overlooks infinity and is shared with the unobtrusive, English-speaking owners when in residence. The caretaker who regularly comes to tend to the grounds does not speak English. However, maid service can be arranged if reserved when booking. Children under 12 are not allowed.  

The Villa Rancaglione is located at only 2 miles from Villa San Crispolto and are the perfect location for those who renting our villa need more space such as in case of large parties for weddings. All amenities are at 3 miles in the village of Passignano, with restaurants, shops, banks, post office etc.

Passignano sul Lago, with shops, beaches and restaurants is three miles away. Cortona or Perugia are each under 30 minutes by car. Within an hour, you can be in Orvieto, Todi, Assisi , Arezzo , Siena or Pienza. Florence is 90 minutes away and Rome , about two hours.

You couldn't ask for a better location.

Ground floor: Living/dining room with seating for 10, TV and doors to the garden. Eat-in kitchen with stove top, oven, fridge, dishwasher and washing machine.

First floor: One bedroom with a queen size bed. Two bedrooms each with two single, joinable beds. Two bathrooms each with shower.

Ground floor: From a furnished terrace, entrance into a living/dining room with TV. Kitchen area with stove top, oven, fridge and dishwasher. Five steps down lead to a corridor. One bedroom with a queen size bed and a door to the panoramic terrace. One bathroom with shower and washing machine. One bedroom with two single, joinable beds and en suite study with sofa, desk and a door to the panoramic terrace.

      

What's nearby

Drive 10 minutes downhill to the lakeside town of Passignano sul Lago that has restaurants, shops and cafes. From Passignano you can take boats to the little islands on the lake etc. The 18-hole Golf Club Perugia is a 30 minute drive.

The last mile to the property is on an uphill, winding unpaved road, which is very difficult. Not for timid drivers or low riding cars (like Jaguars, sports cars). Sheep pass near the property, their bells may wake you in early morning. Children under 12 are not allowed.

Parking is free at the property.

Personal Mobility

One flight of 15 steps to reach the bedrooms and baths on the first floor. There are internal steps and steps to reach the pool without a handrail.

Phone

A portable cellular phone is available upon request. Usage is pre-paid on arrival. Initial amounts normally either 26 Euro or 52 Euro. If you exhaust this amount, the property owner/manager will show you how and where to recharge it. A small rental fee for this type of unit may also be charged.

Hilltop location with excellent views. Charming country decor and a very spacious living/dining room. All windows have screens. Access to both Tuscany and Umbria for daytrips. Those willing to use the road will be rewarded by the views and atmosphere of Hannibal 's Point.

Il Morro offers 2 bedrooms (1 queen with 1 twin and a 2nd bedroom with 2 twin beds), possibility of extra beds with small fee to be add to the rental cost, 2 full bathrooms, a large living room and dining room area with oversized fireplace, kitchen, stone terrace with views.
